About the region
Temagami is the most seasonal place we serve. The 2021 Census counted 928 private dwellings in the municipality and only 432 with usual residents, which leaves 496, or 53.4 percent, without anyone living in them year-round. With 862 permanent residents, it has the highest seasonal share of any municipality on our list.
Its cottages come in two kinds that need different logistics. Some sit beside Highway 11 on lakes such as Cassels, Net and Rabbit, where a car gets you to the door. Others are on Lake Temagami's islands, where the way in is by water. The first kind fits our regular routes and every check cadence. The second depends on a boat and a boat operator's calendar, which is why Lake Temagami visits are a separate add-on with limited places rather than part of a standard tier. If you are not sure which kind you have, the test is simple: can we drive to your door in July?

lives in as their usual home: mostly cottages in these townships, mostly vacancies in a city.
Two ways in
Before we quote a Temagami cottage we ask one question: road or water? A road-access cottage in
the village or on Cassels, Net or Rabbit Lake is part of our regular northern run. It can have any
check cadence, from every 72 hours to monthly, and its openings and closings are booked like
anywhere else in the primary ring.
An island cottage on Lake Temagami is a different job. Getting there takes a boat, someone who
knows the water, and a day that suits the boat as much as us. We arrange those visits through a
local boat partner and sell them as an add-on with limited places each season, so we do not
promise more island visits than the boat can carry.
The patrol, and what we add
The Temagami Lakes Association runs property patrols for its members: $95 a year buys four
patrols, and $50 buys two. It is the cheapest option we know of, and if a quarterly look suits your
cottage and your insurance policy, it may be all you need. Our Watch tier is for owners who need
more than that: checks as often as every 72 hours through the heating season, extra visits after
storms, and a timestamped photo and note report after every one, the kind of record brokers tell
owners to keep.
Up Highway 11
Temagami is the longest regular drive north of our base: about 73 minutes to the village by the
usual estimate, 85 by the router we use, and more in snow. We plan Temagami checks as their own
run so the cadence holds, rather than fitting them around jobs closer to North Bay.
Renting it out
The municipality moved to license short-term rentals in 2025. Until the rules are published,
hosts should keep their own copy of whatever the municipal office sends them, and ask whether a
named contact is required before the first booking of the season.
Getting there
Our base is North Bay from January 2027; Barrie is the alternative base if the move north changes.
Every figure is a summer estimate, not live traffic: the typical time is a published third-party estimate where
one exists, otherwise the router figure less 15%, the gap measured on Highway 11. Winter driving takes longer.
From North Bay | To | Typical (estimate) | By router (estimate) | Distance |
| Temagami village | About 1 h 13 min published third-party estimate | 1 h 25 min | 98 km |
From Barrie | To | Typical (estimate) | By router (estimate) | Distance |
| Temagami village | About 4 hours 40 minutes by router | Not measured |
Short-term-rental rules here
Temagami is part-way through bringing in short-term-rental licensing, and the details are not public yet. Council approved a licensing by-law on 27 March 2025, according to a regional news report that sits behind a paywall (The Speaker). We could not find the by-law itself on the municipal website. So the approval is reported, not yet confirmed from the by-law text, and the same goes for everything a host would need to know: the fee, whether a local contact must be named, and how fast that person would have to respond. BayToday covered the earlier debate on whether to license rental properties at all (BayToday).
Our position follows from that. We do not offer the Responsible Person part of the Host tier in Temagami until we have read the rule, because we will not sign up to a response time nobody has published. Checks, openings and closings do not depend on licensing and are available now. If you rent your cottage and have a copy of the by-law or the licence conditions, send it to us and we will tell you plainly whether we can meet them.
