How a clear-out works

  1. Show us what is going. Photos or a short video of everything, plus the route out: which floor, stairs or elevator, and how far it is to the curb or the loading area.
  2. Get a written quote. The price comes from the volume your items take up and the time it takes to carry them out, and you have it in writing before we start.
  3. On the day. We check the items against the quote, sort with you if you want to keep or donate anything, and carry everything out.
  4. Afterwards. Usable items go to charities that accept them, metal and cardboard are recycled, and the rest is disposed of properly.

When you may not need us

If you live in a house with City of Toronto garbage collection, a few large items, such as a sofa or a mattress, can go out beside your garbage bin on collection day, half a metre apart. The City charges every house an annual fee for that service whether or not you use it, so use it. Paint, solvents, batteries and propane tanks can go to a City Drop-Off Depot, free for residents up to 50 litres or 50 kg a day.

Junk removal earns its price when there is too much for the curb, when it sits in a basement, a locker or on a high floor, when your building has no curbside pickup for big items, or when a move-out date will not wait.

Condos and apartments

Condo buildings handle bulky waste in their own ways. Some have a bulky-item room or set collection days, some charge by the item, and most want large loads taken down in the service elevator at a booked time. Check your building’s rules, or send them to us with your photos and we will plan around them.

Garages, basements and storage lockers

These are rarely one-trip jobs. Years of storage hide paint cans, old electronics and propane cylinders among the boxes. Sorting first, with you, separates what you want to keep from what can be donated, and pulls out anything hazardous so you can take it to a depot.

Move-outs

At the end of a lease, or before a closing, whatever is left behind has to go before the keys do. Book the clear-out before the cleaner, so the clean covers empty floors and cupboards.

Not included, and who handles it

  • Household hazardous waste, such as paint, solvents, chemicals, propane tanks and batteries. Toronto residents can drop these at a City Drop-Off Depot for free.
  • Biological waste.
  • Anything that may contain asbestos, which needs a specialist abatement contractor.

Questions people ask

What will you not take?

For safety and legal reasons we cannot remove hazardous waste, chemicals, wet paint, biological waste or anything that may contain asbestos. In Toronto, residents can take household hazardous waste to a City Drop-Off Depot free of charge, up to 50 litres or 50 kg a day.

Do you recycle and donate?

Yes. We aim to donate usable items to local charities and recycle as much as we can, so less goes to landfill. Charities set their own rules, and many turn down mattresses, stained upholstery and damaged furniture.

How is junk removal priced?

By the volume your items take up and the time it takes to carry them out, quoted in writing before we start. Photos give the most accurate quote. Our from-price and minimum are TBD; the pricing page shows what is published.

Can you clear a condo storage locker?

Yes. Lockers are usually on a parking level, so the route to the loading area matters more than the size of the locker. Tell us where it is and whether your building wants the service elevator or the loading dock booked.

Can you clean the space afterwards?

Yes. A clear-out and a clean can go on one written quote; book the clear-out first so the clean covers empty floors. See cleaning.
