How we work in Vaughan

Vaughan visits are scheduled by area. Assembly and mounting bookings from north of Steeles are grouped into shared days, and the date is agreed with you at the quote, so mention any delivery or closing date early. The founder does that work himself, and a list of small repairs can join the same visit. Larger projects are quoted with licensed trade partners; which partner takes a Vaughan address is confirmed before you see a price, and the work then sits in one written contract with us, as described under larger projects.

Vaughan is in York Region, so its rules are not Toronto's. Street parking, garbage limits and depots all change at Steeles, and the newest houses come with a builder's warranty that should be used before anyone else repairs a defect. The notes below cover each of those. Every job starts with a written, flat-rate quote.

The homes, and the work they bring

Vaughan had 103,910 households at the 2021 Census, and 85.9 percent owned their home, according to Statistics Canada. It is a city of houses: 62.6 percent detached, another 18.7 percent semi-detached or row houses, and 13.2 percent apartments in buildings of five storeys or more.

It is also young. Half the homes, 50.3 percent, were built in 2001 or later, and another 42.1 percent between 1981 and 2000; just 1.4 percent date from 1960 or before. In the five years from 2016 to 2021 alone, 10,870 homes were finished, and 34.9 percent of those are rented, against 14.1 percent of Vaughan households overall. The newest towers stand around the Vaughan Metropolitan Centre, at the north end of subway Line 1. Households reported only 2.5 percent of Vaughan homes as needing major repairs, about half the share in Mississauga.

Newer houses need a different list from old ones. In a house a few years old, the list is mostly finishing touches: TVs over fireplaces and in basements, shelving and storage, furniture for new rooms, blinds and curtain rods, and a backyard still waiting for its shed, gazebo or patio set. Homes from the 1980s and 1990s, now twenty-five to forty-five years old, are reaching their first round of tired caulking, worn hardware and doors that need adjusting.

Use the builder’s warranty first

Ontario’s new-home warranty, run by Tarion, comes in three periods from the date of possession: one year, two years and seven years, each covering different items. Major structural defects can be reported any time after the second year and up to seven years after possession, and Tarion says a buyer of a resale home under seven years old may still be eligible. With more than ten thousand Vaughan homes finished between 2016 and 2021, many are still inside that window.

If something on your list looks like a builder’s defect, we stop and tell you rather than patch it, so the claim is not spoiled by someone else’s repair.

Parking north of Steeles

Vaughan allows on-street parking for up to three hours without a permit between 6 a.m. and 6 p.m., and bans it between 2 and 6 a.m. without an overnight permit. Residents can buy construction and maintenance permits for projects that block the driveway. For a long visit, we ask whether the van can use your driveway.

Three items every other week

Vaughan collects garbage every other week, and the limit is three items per collection, bulky items included: a sofa, a mattress and a toilet each count as one. Extra items need paid tags, up to 13 items per location on a collection day, and no large item may weigh more than 68 kg. Sofa beds go out with the mattress removed. York Region’s Community Environmental Centre for Vaughan is at 130 McCleary Court, near Creditstone Road and Highway 7.

At that pace, a basement or garage clear-out can take many collection weeks, which is where junk removal fits.
