Second ring: openings, closings and storm visits

Cottage care in Kearney, Perry and McMurrich/Monteith

Updated

Home Resetters Property Services Inc. is an incorporated property-services company with a cottage-care membership for owners who live in the GTA. Kearney, Perry and McMurrich/Monteith form the southern end of the Almaguin Highlands, 85 to 100 minutes from our North Bay base. That puts them in our second ring, so here we offer spring openings, fall closings, monthly checks and visits after storms, each with a photo report, rather than the 72-hour cadence we keep closer to home.

About the region

The three townships at the south end of Almaguin are among the most seasonal in the Highway 11 corridor. Kearney had 1,195 private dwellings in 2021 and only 460 with usual residents, so 61.5 percent had nobody living in them full time. Perry had 566 such dwellings and McMurrich/Monteith 325, for 1,626 across the three. The cottages cluster on lakes such as Sand, Perry, Doe and Bear.

At 85 to 100 minutes from North Bay, this is too far for us to promise a check every three days through a winter, and we would rather say so than overcommit. What works from that distance is the rhythm most closed cottages follow anyway: an opening in spring, a closing in fall, a monthly check in between while the water is off, and an extra visit after a serious storm. If your policy wording asks for something more frequent, a cottage here needs either a drained system or a different arrangement, and we will tell you which before you sign up.

Why the cadence is different here

Distance sets the menu. Burk’s Falls, Magnetawan and everything north of them are close enough for us to stand behind a check every 72 hours all winter. Kearney is about 85 minutes from North Bay in summer and 100 by the router, and Perry and McMurrich/Monteith are in the same band. Two of those drives every three days, for every client, is a promise we could not keep through a snowy February, so we do not make it.

What we do offer here covers what a closed cottage actually needs: the system shut down properly in fall, a monthly look inside while it sits empty, a visit after a storm brings trees down, and an unhurried opening in spring. For most owners whose cottages are drained for winter, that is the whole year.

The caretaker gap

This end of Almaguin had one caretaker we could find, McQuillin Maintenance in Kearney, and in October 2026 its site said it was not taking new contacts or jobs. If you were turned away there, you are the owner this page is for. We cannot replace a neighbour ten minutes down the road, but we can give you a fixed schedule, a written price and a photo record of every visit.

Planning a season with us

The more we know before the first visit, the less the first visit costs you in surprises. Send the lake and road, where the main water shut-off is, how the cottage is heated, whether the plumbing is drained for winter, and who holds keys. If a trade is needed, such as a plumber for a cracked line or a septic pump-out, we coordinate a licensed or qualified contractor and put their price in a written quote before any work starts.

Getting there

Our base is North Bay from January 2027; Barrie is the alternative base if the move north changes. Every figure is a summer estimate, not live traffic: the typical time is a published third-party estimate where one exists, otherwise the router figure less 15%, the gap measured on Highway 11. Winter driving takes longer.

From North Bay
To Typical (estimate) By router (estimate) Distance
Kearney About 1 h 25 min router figure less 15% 1 h 40 min 111 km
Perry (Emsdale) and McMurrich/Monteith (Sprucedale) 85 to 100 minutes, typical, for the three townships Not measured

Kearney, Perry and McMurrich/Monteith About 1 hour 50 minutes by router Not measured

Short-term-rental rules here

None of the three townships licenses short-term rentals yet, but each comes with a caveat. In Kearney, a document indexed online as a 2024 short-term-rental by-law turned out to be a trailer licence by-law, and Zoning By-law 2022-20 is what governs rentals; we could not confirm more than that, so ask the clerk before you list (Town of Kearney by-laws). Perry is reported to be drafting a revised licensing by-law for short-term rentals and bed-and-breakfasts, after council discussion in April 2025 and a workshop in November 2025; that is reported, not yet confirmed from the by-law text, because nothing is on the township's by-law page yet (Township of Perry by-laws). In McMurrich/Monteith the by-law officer's remit covers property standards, animals, zoning, dumping and trailers, with no rental licensing (McMurrich/Monteith by-law enforcement).

So no municipality here requires a Responsible Person today, and the Host tier's guest and turnover help works without one. If Perry passes a by-law with a response time, we will add it to this page along with what we can and cannot promise from 85 to 100 minutes away.
