About the region
Lake Nipissing is the big water at the centre of this region, but the cottages are spread across several quite different municipalities. Callander sits on Callander Bay, just south of the city. East Ferris takes in Corbeil and Lake Nosbonsing. West Nipissing runs along the north shore from Sturgeon Falls to Lavigne and out to the West Arm. To the east, toward the Ottawa River, are Bonfield, Chisholm, Lake Talon and the town of Mattawa.
The 2021 Census counted 1,767 dwellings without usual residents across Callander, East Ferris, West Nipissing and the Mattawa area, the standard stand-in for cottages. The City of North Bay counted 1,610 more, but in a city that number mostly measures ordinary vacancies, so we leave it out of the total. In our October 2026 search we found no business in North Bay, Callander, East Ferris or West Nipissing that does dedicated cottage checks. The nearest offers are an outfitter that coordinates contractors, a cleaning company's opening and closing report, and a painter who does lock-ups. That gap is the reason this page exists.

lives in as their usual home: mostly cottages in these townships, mostly vacancies in a city.
How we cover the lake
North Bay is the base, so everything on this page sits inside our primary ring: every check
cadence is available, from every 72 hours to once a month. A check on Trout Lake or in Callander
is a short drive across town; Sturgeon Falls and the north shore are about half an hour west on
Highway 17, and Mattawa about fifty minutes east. Because the drives are short, this is also where
an extra visit after a wind storm, a power cut or a hard freeze is quickest to fit in.
We work by road. A cottage on an island in Lake Nipissing, or one you reach only by boat, is not
part of the standard tiers, and we would rather tell you that now than in November.
Trout Lake and the city
A cottage on Trout Lake within city limits falls under the city’s licensing by-law rather than a
township’s. It is also the closest water to our base: a check there takes less driving than
anywhere else we serve, which keeps the 72-hour cadence practical through a whole winter.
West Nipissing hosts
If you rent your cottage on the north shore, West Nipissing expects a named person to answer and
be at the property within an hour. That is the one Responsible Person rule in this region that
asks for someone nearby, and it is the one we can meet from North Bay. Host members here get the
Responsible Person role, guest issues handled and turnovers coordinated with their cleaners.
East toward Mattawa
Mattawa, Lake Talon, Bonfield and Chisholm are the far side of our home ground, 25 to 50 minutes
out. None had a licensing by-law in our October 2026 research, so the work there is checks,
openings and closings, batched into the same days when we can.
A note on the numbers
The census counts dwellings with nobody living in them as their usual home. In cottage townships
that is mostly cottages; in a city it is mostly flats between tenants and houses for sale. That is
why the 1,610 such dwellings in North Bay are not in our total for this region.
Getting there
Our base is North Bay from January 2027; Barrie is the alternative base if the move north changes.
Every figure is a summer estimate, not live traffic: the typical time is a published third-party estimate where
one exists, otherwise the router figure less 15%, the gap measured on Highway 11. Winter driving takes longer.
From North Bay | To | Typical (estimate) | By router (estimate) | Distance |
| Callander | About 15 min router figure less 15% | 15 min | 13 km |
| Corbeil (East Ferris) | About 14 min router figure less 15% | 14 min | 15 km |
| Sturgeon Falls (West Nipissing) | About 30 min router figure less 15% | 35 min | 38 km |
| Mattawa | About 50 min router figure less 15% | 57 min | 63 km |
| Bonfield, Chisholm and Lake Talon | 25 to 50 minutes, typical, for the Mattawa, Lake Talon, Bonfield and Chisholm group | Not measured |
From Barrie | To | Typical (estimate) | By router (estimate) | Distance |
| North Bay | About 2 h 56 min router figure less 15% | 3 h 27 min | 250 km |
| West Nipissing | Four hours or more by router | Not measured |
| Mattawa and Lake Talon | About four hours by router | Not measured |
Short-term-rental rules here
Within half an hour of North Bay you cross four different approaches to short-term rentals, which is why we never answer the question for the whole lake at once. The City of North Bay licenses rentals under By-law 2022-77, but by January 2026 only eight were registered, and council twice declined to reopen the by-law; whether it requires a local contact is something we could not confirm from the text (BayToday on the registration count). Callander has no licensing yet, only a commitment in its draft Official Plan.
East Ferris licenses rentals for three or five months a year and publishes a contact email and phone number for each one, with no response time attached (East Ferris short-term rentals). West Nipissing is the strict one: its By-law 2024/23 names a Dedicated Responsible Person who has to answer and be at the door within the hour, with a $1,000 penalty for missing it (By-law 2024/23). Sturgeon Falls is about half an hour from our base, so we can take that role for Host members on the north shore. The West Arm is a longer drive, and we time it for your address before we agree to anything. We found no licensing by-law in Mattawa, Bonfield, Chisholm or the townships around Lake Talon.
